Stone cleaning and sealing in Coogee

Coogee packs apartment blocks of every era, a few grand old houses and a cliff-lined coast into one beach suburb. Its stone takes salt spray, foot traffic and plenty of sun.

Coogee is densely populated, with apartment buildings in every style from the 1930s onward and a smaller number of freestanding houses and mansions, among them Maidstone from the early 1890s, Ocean View, a 1916 Federation house, and the Italianate Roslyn. The beach and Goldstein Reserve sit at the centre, with Coogee Bay Road climbing inland and Arden Street, Dudley Street, Brook Street, Beach Street and Alison Road around it. The coastline is mostly cliffs, with Gordons Bay and Dolphin Point to the north and the ocean pools to the south, including Wylie's Baths, McIver's Ladies Baths and Ross Jones Memorial Pool. Stone here appears as apartment entries and balconies, front steps and fences, and terraces and pools on cliff-edge homes.

Salt spray reaches almost every building near the beach and along the cliffs, and the University of Technology Sydney work on the city's sandstone points to coastal salt as a key driver of its decay. Sandstone fences, steps and building bases show it as grey crust, white bloom and softened edges. Older Inter-War apartment blocks often have efflorescence along their sandstone bases and front fences, where moisture moves through the stone. On balconies, terraces and pool surrounds finished in travertine, salt and pool water cause pitting and scale, and acidic cleaners used to remove scale leave dull etch marks. Busy beachfront entries add sand, sunscreen and food spills to the mix.

Coogee is in Randwick Council, and it has two heritage conservation areas of its own. The Dudley Street conservation area was extended under an amendment to the Randwick Local Environmental Plan gazetted in February 2019, and the Edgecumbe Estate conservation area covers streets around Dudley Street, Brook Street and Edgecumbe Avenue. If your home is inside either area or is individually listed, check with Randwick Council before restoration work, especially anything that changes the stone's appearance. Elsewhere in Coogee, area-based heritage controls are less likely to apply, but strata buildings still need owners corporation approval for common property work. We provide a written scope and photographs to support either process.

Coogee is one of our longer trips, typically 18 minutes or so from Double Bay depending on traffic. Parking near the beach is difficult on warm days and weekends, so we prefer weekday bookings and confirm loading or driveway access in advance. On apartment buildings, our technicians work in sections so residents always have a dry way in, protect lift doors and glass, and mark wet areas. On cliff-edge homes, we stay within the property's safe boundaries, plan sealing for calm days and recover all run-off so none flows toward the cliff or the street. Balcony work is coordinated with the strata manager where balconies drain onto common property.

Frequently asked questions

Local questions from Coogee homeowners.

Is my Coogee home in the Dudley Street or Edgecumbe Estate conservation area?

Randwick Council can confirm from your address. Both areas are around Dudley Street and Brook Street. If you are inside one, check what approvals apply before restoration work.

Our Inter-War apartment block has white crust on its sandstone base. What is it?

Most likely efflorescence, a crust of salts deposited where damp works its way out through the sandstone. We can treat it, but it returns unless the moisture source, often drainage or garden beds, is addressed.

Can you clean travertine balconies in a beachfront building?

Yes. We use acid-free cleaners and recover the run-off so nothing drips onto balconies below. Your strata manager should confirm whether balconies are lot or common property under your by-laws.

Sand keeps getting ground into our entry paving. Does sealing help?

A penetrating sealer stops spills and grime soaking in, which makes routine cleaning more effective. Sand is abrasive, so doormats and regular sweeping matter too.

Do you work on homes near the cliff edge?

Yes, within the property's safe boundaries and fences. Anything near the edge that looks structural, such as a balustrade footing, is referred to an engineer.

When is the best time to book in Coogee?

Weekdays, ideally outside school holidays. Parking near the beach is much easier, and the job runs more smoothly for you and your neighbours.
