Sandstone cleaning and sealing in Bondi
Bondi, the suburb behind the beach, is mainly apartments and shop terraces along Bondi Road. Sandstone fencing, steps and building bases make up the bulk of our work in this suburb.

The suburb of Bondi, postcode 2026, is distinct from Bondi Beach next door. It is mostly medium and high-density housing centred on Bondi Road, where Victorian and Federation shop terraces alternate along the street. Its buildings span Victorian, Federation, Inter-War and contemporary eras. Scarba House on Wellington Street is a two-storey Italianate house, St Anne's Catholic Church at 60 Blair Street is on the State Heritage Register, and Bondi Public School dates from 1883. Ocean Street and Blair Street run off the main road. In practice, sandstone here appears as low front fences, entry steps and paths to apartment blocks, the bases of older buildings and the occasional garden wall.
The ocean is only a few blocks away, close enough for airborne salt to settle across most of the suburb. On Bondi's sandstone fences and steps, that shows as a grey, gritty film and white bloom. Older Victorian and Inter-War buildings often have efflorescence on their sandstone bases, where moisture moves through the stone and leaves salt behind. Traffic along Bondi Road adds a layer of grime. In apartment buildings, common-property stone tends to get cleaned by whoever is available with whatever is to hand, and pale pressure-washer stripes and acid stains are common results.
Bondi is in Waverley Council, which lists 17 heritage conservation areas. The Bondi Beach conservation area, along Campbell Parade, belongs to the neighbouring suburb of Bondi Beach rather than to Bondi itself, and we have not identified a conservation area covering the suburb of Bondi. That doesn't mean every building is free of heritage controls. Individual items such as St Anne's Catholic Church are listed, and others may be on the council's schedule. If your building is notable or you are unsure, check with Waverley Council before restoration work. For strata buildings, work on common property also needs the owners corporation's approval, and we provide a written scope to help with that.
The drive from Double Bay to Bondi is usually about 12 minutes, through Bondi Junction or along Old South Head Road. Parking along Bondi Road is the main constraint, so we sort out a loading zone or driveway spot at the time of booking, and work early where a building allows it. Our technicians work in sections on apartment entries, so residents always have a dry route in, and mark wet or curing areas clearly. Run-off from front fences and steps is bunded and vacuumed up before it reaches the gutter, which on a busy road also keeps the footpath safe. For shop terraces, we schedule around trading hours wherever we can.

Frequently asked questions
Local questions from Bondi homeowners.
Is Bondi in the Bondi Beach heritage conservation area?
The Bondi Beach conservation area covers the Campbell Parade area in the suburb of Bondi Beach, not the suburb of Bondi. Individual buildings in Bondi may still be heritage items, so check with Waverley Council if you are unsure.
Our apartment block's sandstone fence is grey and gritty. What is it?
Usually a mix of salt from the sea air and traffic grime. It lifts with a suitable cleaner and a low-pressure rinse. A penetrating sealer afterwards helps it stay cleaner for longer.
Can you work on a Bondi Road shopfront outside trading hours?
Where possible, yes. Our hours start at 7am, Monday to Saturday, and we plan around opening times. Run-off is captured so the footpath stays dry and safe.
There are white stripes on our building's sandstone base. What causes them?
White patches are usually efflorescence, the mineral residue that water leaves behind when it seeps through masonry and dries out. Pale stripes with a sanded feel are a different thing, damage from an earlier high-pressure clean. We can tell the difference on site.
Does the strata need to approve the work?
For common property, usually yes. We provide a written scope, photos and insurance details so the strata manager can put it to the committee.
Where do you park for jobs on Bondi Road?
We confirm loading zones, a building's driveway or nearby parking when booking. Parking along Bondi Road can be tight, so planning ahead keeps the job on time.
