Stone care in Bondi Beach
Almost every home in Bondi Beach is an apartment, so most of the stone here is common property facing salt air. We clean it with low pressure and the strata's approval.

Bondi Beach is one of the most densely built suburbs in Sydney, and at the 2021 census about 86 per cent of occupied homes were flats or apartments. The beach crescent, Campbell Parade and the headlands on either side form the Bondi Beach conservation area, and the beach itself is on the National Heritage List and the State Heritage Register as a cultural landscape. Bondi Pavilion opened in 1929, the Icebergs club dates from the same year, and the heritage-listed post office stands on Hall Street. Northern Campbell Parade is lined with Art Deco and Functionalist flats from the 1930s. Stone appears as sandstone fences, entry steps and garden walls on the older blocks, and as paving, balconies and pool areas on newer buildings.
Few places in Sydney put more salt on stone than the first two streets behind this beach. Onshore wind carries spray up Campbell Parade and into the side streets, and as it dries it leaves a gritty crust and white bloom on fences, steps and the bases of walls. Sand is the second culprit: it gets tracked onto entries and pool decks, where it works like fine sandpaper underfoot and lodges in every joint. Sunscreen, food and drink spills add dark marks on busy frontages. Shaded side passages between closely spaced blocks stay damp and grow algae. On flaking surfaces, salt crystallisation is the likely cause, though we confirm that on site (these are inferences from the setting).
Bondi Beach is in Waverley Council, and the Bondi Beach conservation area is one of seventeen the council lists. It takes in the beach, most of Campbell Parade, part of Military Road and the headlands to the north and south. The Bondi Beach Cultural Landscape is also on the State Heritage Register, which can bring its own approval requirements under the Heritage Act. Inside the conservation area, clause 5.10 of Waverley's local plan generally calls for development consent, but the council may agree in writing that a minor maintenance job can proceed without it. In practice, most of our work here is for owners corporations: section 106 makes them responsible for common property, and lot owners need authorisation before touching it.
From Double Bay we usually reach Bondi Beach in about 15 minutes, but summer traffic and parking can stretch that considerably. We book early starts, confirm a loading spot or building driveway in advance, and avoid peak beach days for street-front work. Inside a building, our technicians agree a sequence with the strata manager: lobby steps in halves, pool decks when the pool can close, balconies with each owner's access arranged. Rubber mats and bunds catch run-off before it can reach a balcony drain or the street gutter, and the recovered water leaves with us. Power equipment runs only within the permitted noise hours, which matters in buildings where neighbours sit metres away.

Frequently asked questions
Local questions from Bondi Beach homeowners.
Is Bondi Beach in a heritage conservation area?
Much of it is. Waverley's Bondi Beach conservation area covers the beach, most of Campbell Parade, part of Military Road and the headlands. Waverley Council can confirm whether your building sits inside it.
Our building's sandstone fence has a white crust. What is it?
Almost always salt from sea spray, sometimes mixed with efflorescence from inside the wall. It is brushed off dry, then softened and rinsed with fresh water so it does not soak back in.
Can you clean our apartment block's pool area?
Yes. A closure time is set with the building manager, the water is shielded, the deck and coping are cleaned, and the wash water is vacuumed up as we go. Sealing is discussed once the stone has dried.
Can I get my own balcony stone cleaned without the strata?
It depends on your by-laws. Balcony floors are often common property, so check with your strata manager first. We can work for an owner once that approval is in place.
Does sand really damage stone paving?
Over time, yes. Tracked sand grinds the surface and fills the joints. Regular sweeping and a sealed surface make a noticeable difference at beach-side entries.
When do you work at Bondi Beach in summer?
Early in the day and outside peak beach weekends where possible, within the permitted noise hours. It keeps parking manageable and footpaths clear for residents and visitors.
