Sandstone and travertine care in Rose Bay

Most Rose Bay residents live in apartments, so much of the stone here is common property: entry paths, front walls and steps facing the harbour. We work with strata managers as readily as with homeowners.

Close to seven in ten Rose Bay homes are flats or apartments, with about a fifth separate houses and the rest semis and terraces. The suburb curves around the bay from Lyne Park and the ferry wharf, where seaplanes still operate, along New South Head Road, with the Royal Sydney Golf Club inland and Vickery Avenue and Salisbury Road climbing behind. Its sandstone heritage is strong. Fernleigh Castle is a turreted sandstone house, and the Kincoppal-Rose Bay Convent of the Sacred Heart, designed by John Horbury Hunt, was built of sandstone quarried on its own site. In everyday terms, stone shows up as apartment entries, front fences and stairs, garden walls on the slope, and harbour-facing terraces.

Salt is the shared problem. Buildings along New South Head Road look straight across the bay, and every onshore breeze leaves a little more salt on their front walls and stairs. On front walls and stairs it shows as a grey crust, white bloom and flaking near ground level. In strata buildings, entry paving in sandstone or travertine also collects grime from heavy foot traffic, oil from bins and cars, and efflorescence where moisture moves up through the slab. Travertine entries are often cleaned with whatever the building's cleaners have on hand, and if that product is acidic, the dull, rough patches near the door are etching rather than wear.

Most of Rose Bay is in Woollahra Council, but the area east of Old South Head Road falls under Waverley, so check which council covers your address. Woollahra lists four heritage conservation areas here: Balfour Road, Beresford Estate, Rose Bay Gardens Estate and Kent Road. The State Heritage Register includes the Rose Bay Sea Wall and Salisbury Court. If your building is inside one of those areas or is a listed item, confirm with the council whether restoration work needs approval before it is booked. For strata buildings, the owners corporation will usually need to approve work on common property too, and we can provide what the strata manager needs to put it to the committee.

Rose Bay is around eight minutes east of us, straight along New South Head Road. For apartment buildings we work to the building's rules: agreed hours, a contact for the building manager, signage on wet areas and a safe dry route for residents at all times. Entry paving is often done in halves so the front door never closes. Parking on the main road can be difficult, so we confirm loading or driveway access when we book. For harbourfront houses, the planning looks more like Point Piper or Vaucluse, with run-off kept out of the bay, pools protected and steep garden stairs worked from the top down.

Frequently asked questions

Local questions from Rose Bay homeowners.

Do you quote directly to strata managers in Rose Bay?

Yes. We can inspect common property with the building manager, provide a written scope and quote suitable for a committee, supply our insurance details and agree working hours that suit the building.

Which council covers my Rose Bay address?

Most of Rose Bay is in Woollahra Council, but the area east of Old South Head Road is in Waverley. The council website or your rates notice will confirm it, which matters if heritage approval is in question.

The travertine at our building entry has dull, rough patches. What are they?

Most likely etching from an acidic cleaner. Etching is surface damage, so it needs honing rather than another clean. We can show the building manager the difference and suggest a pH-neutral product for the cleaners to use afterwards.

There is white powder on the sandstone steps at our apartment block. Is that mould?

White powder is usually efflorescence: salts left as moisture moves through the stone and evaporates. It is treated differently from mould and will return unless the moisture source, often a garden bed or drainage problem, is addressed.

Can residents still use the entry while you work?

Yes. We work in sections, mark wet areas and keep a dry route open. Sealed areas need time to cure, so we plan the sequence so there is always a usable path in and out.

Is my building in one of the Rose Bay conservation areas?

Woollahra lists Balfour Road, Beresford Estate, Rose Bay Gardens Estate and Kent Road. The council can confirm whether your address falls inside one and what that means for planned work.
